Wiggin Properties utilizes industry-leading Yardi Voyager software, as well as other proprietary software to leverage a cloud-based accounting and property management system that provides up-to-the-minute business intelligence 24 hours a day/ 7 days a week.
Lease administration. Our system maintains detailed tenant lease information including all key dates, escalation terms, caps and gross-ups. Tenant invoices are generated monthly with detailed charges in a legible format that reduces misunderstandings and facilitates collections.
Real-time property performance tracking. Our system provides a variety of reports, tools, and dashboards that aid in performance tracking and management decisions.
Monthly financial reporting to the property owner The following reports are delivered to the property owner by the 15th of the following month:
Property Summary – provides summary financial data and an update on activity such as leasing, renewals, capital projects, incidents, etc.;
Current Month and Year-To-Date Income Statement with comparison to budget;
Current Month’s Budget Re-forecast;
Current Month’s Rent Roll;
and Accounts Receivable Aging report.
Annual budget and property performance review. On an annual basis we meet with the property owner(s) to review the proposed budget for the coming year and review past activity including the annual profit and loss statements, completed and upcoming capital improvements and marketing outlook (for property management/brokerage assignments).
